Electrical

FSi’s electrical division has a breadth of experience that ranges from huge industrial applications to the design of attractive lighting in offices and small public spaces. We design power, IT connections, lighting, cyber security, alarms, access control, and audio visual systems.

Plumbing & Piping

We provide design for all aspects of plumbing and piping systems that meet increasingly stringent standards for permitting, getting it right the first time. Our plumbing team provides expertise in domestic water, sanitary waste, and storm water systems. We provide mechanical piping design for hydronic heating and cooling, steam, and process piping, including pipe stress analysis and fluid flow analysis. Our portfolio also includes plumbing and piping for commercial, institutional, healthcare, and laboratory systems, as well as manufacturing applications.

Fire Protection

FSi designs fire protection systems that meet codes and protect life and property. Our designs include sophisticated detection systems with visual and auditory alarms. The suppression mechanisms can include sprinklers, clean agents, and foam.

Condition Assessments and Master Planning

We provide thorough on-site inspections and investigations that help our clients understand the projected useful life of their building equipment. We have performed hundreds of studies and provide thorough reports of our findings. Clients have used this information for budgeting, master planning, and capital funding requests.

Security: Cyber security, controlled access, alarm systems

We help our clients maintain control of their facilities and information by providing ICS cyber security expertise, electronic access controls, and alarm systems.

Computational fluid dynamics airflow modeling

Computational fluid dynamics (CFD) airflow modeling provides our clients with information they need for applications including airplane and automotive paint facilities, door and window placement in buildings, and other areas where air movement data is necessary for decision-making and performance.

Energy Modeling

This service helps you understand how your building consumes energy over the course of a year, given a variety of choices. We help you make informed decisions based on accurate projections. Energy modeling can help you measure carbon footprint. Some jurisdictions require this analysis for public funding, and it is also necessary for certain LEED credits. Some state codes are already requiring energy modeling to establish baseline operating use to establish future improvement metrics. You can also use energy modeling to gain insight into costs, payback time frames, and carbon use comparisons.

Work Order and IDIQ Contracts

We are experts at the agile staffing needed for performance on work order and IDIQ contracts. We have acted as both prime and subconsultants, so we know how to deliver. Our experience has been built over two decades and 950+ work orders under 160 contracts.

Construction Administration

The best designs perform only if they are executed properly in the construction phase. When we act as Construction Administrator, we make sure the design sets are followed. We do this through building collaborative relationships with project contractors, responding quickly to questions and requests for information. We are open to suggestions for increased efficiencies and practical, cost-effective ways to achieve project goals. Our support in this phase allows you to focus on your core work and gives you a fully realized end product.

Commissioning

Commissioning is one way to make sure that you are getting what you paid for from your building systems. Our people make sure each system is operating at peak performance, and also take a holistic look at your building to see that systems are working in support of each other. At FSi, our commissioning is done by the same people who design systems, because we think this makes them better designers. We also think engineers make better commissioning agents. Whether you have new installations that you want to get off to a great start, or you’re concerned about the performance of your existing systems, we can help.

Building & Energy Code Compliance

Any competent engineer will design their systems to comply with current code. At FSi, we go a few steps further. We help you plan for the future with designs that facilitate upgrades as required by future codes. We will also help you make decisions that make the best use of your resources based on how codes are likely to move in the future. As states move toward electrification, many renovations can trigger larger improvement requirements.

Energy Audits

An energy audit is a simple way to find low and no-cost ways to make your building function more efficiently. A basic audit includes a walk-through and analysis by a qualified engineer or designer, who will prepare a report that gives you a list of ways to lower your energy costs.

Sustainable design is our standard practice

We believe that sustainable design improves every building. We have virtually rid our specifications of red list materials, giving building occupants cleaner, healthier environments. We continually integrate the latest technologies and best practices into our protocols. Our clients can use energy savings to fund their top priorities.

Designing for net-zero

We love sustainability, the more challenging, the better. We have worked on projects that meet the highest sustainability standards, including passive house and living building structures. We recently completed work on the highly acclaimed Mount Vernon Library Commons project, the region’s first public bid passive house project. We have also designed for living building projects including the SEED Classroom, as well as the King County South Transfer & Recycling Station, which is seeking ILFI petal certification with the International Living Future Institute.

LEED Services

We have been helping our clients get their projects LEED certified for nearly 20 years. As LEED criteria have become more ambitious, our design skills have, too. We love helping our clients meet and exceed their sustainability goals. Through more than 130 projects, we have gained a reputation in the industry for being really good at LEED documentation. Our submissions generate fewer comments than the USGBC average. We even have a program we call LEED Rescue, where we help clients transform their unsuccessful LEED applications into approved projects.

All-electric energy codes go statewide

The 2021 Washington State and Seattle energy codes take effect soon. For the first time, all-electric systems are required statewide.
